Why I Recommend Working with a Local Lender When Buying on the Outer Banks

Buying a home on the Outer Banks is different than buying in many other real estate markets. Whether you're purchasing a vacation home, second home, or investment property, having the right team in place can make the process much smoother.

One of the first conversations I recommend having with your Realtor is about choosing the right lender.

Why a Local Lender Matters

The Outer Banks is a unique real estate market. You can have two nearly identical oceanfront homes, yet their values may differ significantly based on location, beach conditions, rental history, views, and other factors that are unique to our area.

Because of this, I often recommend working with a local lender. Local lenders—and the appraisers they work with—are generally more familiar with the nuances of our market and the professionals involved in the transaction.

Local Knowledge Can Make a Difference

Real estate transactions involve many moving parts. Lenders, appraisers, inspectors, surveyors, insurance agents, and closing attorneys all work together to get you to the closing table.

Having professionals who regularly work in the Outer Banks market often helps communication run more smoothly and can make it easier to address issues if they arise.

A Real-Life Example

I once represented buyers who chose a lender located in a different time zone. Everything went smoothly until the very end of the transaction.

The lender needed additional information from the closing attorney just before closing. Unfortunately, because the lender's workday was shifted later, the closing attorney's office on the Outer Banks had already closed for the day.

Thankfully, everything worked out, and the closing was completed successfully. However, it was a stressful reminder that even small logistical details—like being in the same time zone—can have an impact during the final days before closing.
